TEAR DOWN/NEW HOMES In the case of a tear down, first plans are presented to the Planning Board. When approved, the owner will receive a signed resolution. Zoning/Engineering approval is the next step with escrow. Once approval letters are received, application for a permit can be made. The application must contain letters from the utility companies indicating shut off of utilities. The owner must also file sewer connection, if necessary, with the Bergen County Utilities Authority and show the response letter to the Building Department. A letter indicating that the tear down is asbestos free must also be submitted
